ONLY CARLOS COULD SAVE THAT SETTLEMENT....AND HE DID
We cant thank you enough for handling the sale our brothers house after he died. You were stuck with a house with deminimis equity, limited cash available to keep making house payments,etc. , a PR that lived out of town, a home improvement company already working on the house that was nothing but problems, along with an estate attorney and the orphans court requirements to contend with. Not an easy task for any one reason alone.
You stayed right on top of the entire project including telling us the truth about the RE mkt these days. You correctly advised us to drop the price from where my sister had priced it, where we received no inquiries or lookings at all.
To a price that brought in a sale. A non-contingent, qualified, VA buyer that got to settlement in 30 days.
When 4 days before settlement, the VA underwriter demanded a state water certfication certificate for the community
well or else. A certificate that doesnt exist in this state. I thought we lost the settlement. But you went after him that there were 2 water certifcations submitted and that the county certifcate and health dept permits were legal. you literally had to walk this idiot through md law . we made settlement only because of your "above the bounds of believe in effort and professionalism". We thank you very much. It was wonderful to go to settlement and walk out with a check. Could have been an insolvent estate easily, without your help that is.

First of all, I've read or seen people´s testimonials all the time telling how they have lost weight, cleared up acne, etc., but I wanted you to know that my words are spoken very honestly and that there are no hidden reasons not to be truthful about my realtor.
Carlos Gautier, is knowledgeable, understanding, honest, dedicated to his customers and hard-working. I met Carlos while searching for homes on the internet. I called about a home that my husband and I were interested in seeing and he just happened to answer the phone. This particular house was not one of his listings, but he was willing to show it to us - on the same day that I called. Well, we made arrangements to see the house and liked it. Before we could even consider buying it, we had to sell our current home. So Carlos became our realtor!
He worked so diligently in getting our house sold so that we could purchase a much larger house. He held open houses every weekend, sent our flyers, put up signs and balloons, and included the house on his web site. Once we got a contract, found the home of our dreams, and started making moving plans, Carlos stepped in and took control. He explained all the ins and outs of selling our house from the inspection to the final walk through.

We bought and sold a home through Carlos when he was just starting out in 2002. I'm very hard to please because I know exactly what I want and refuse to settle for less. My husband and I had worked with two other agents, trying to find a home that would fit my definition of a "dream home". Both other agents wasted many precious weekends. We came across Carlos' ad quite accidentally and after one evening of looking Carlos put together his understanding of what we were searching for. The very next day he called me at work and insisted that he had found THE HOME for us and that I just had to leave work early to put a bid on it because someone else was entering theirs later that day. I tried to beg off....I mean, how could this person who had spent three hours total with us have found our home without US THERE? Carlos was persistent in his plea for me to come right away. I did, and it was love at first sight. Funny, but I always had the misperception that a female agent would "understand" my requirements and be more dedicated to helping us find something that fit us. Not necessarily so. Carlos listens! Carlos has a person investment in putting a smile on your face.
We adore our home and don't plan to move for a very long time, but if and when we do we pray that Carlos is still working in the Southern Maryland area. We wouldn't use anyone else.

My husband and I have known Carlos for a number of years now. We enjoy knowing and working with him.
Now, there are a few things my Mother always told me, two of which were don't borrow money from friends or family and don't do business with friends. Well, not that I don't listen to her. I never borrowed money. I have, however done business with Carlos.
When I finally managed to convince my husband we needed to move, Carlos wasn't the obvious choice for Realtor. Like I said, I do listen to my Mother. But not having to have to use a Realtor in a long, long, time, who do you know and trust? We've known Carlos for a number of years and I've know Gary his partner.
Not to butter him up, but Carlos is one of the most genuine persons I know. He is honest and forthright. He has integrity, works very hard, finds answers when he doesn't know them, and is quick with a response. All qualities I expect from people I do business with. Carlos knew what we were looking for and didn't waste our time and his on properties that were of no interest to us. He was after all, the obvious choice.
Carlos listed our old house and had it sold in 5 weeks. In the meantime, he helped us find our new home with everything we were looking for: a safe community, acres of land, waterfront property, new construction and a super master bath!

I'm sorry it took me so long to get to this. I am happy to be able to share with others the experience that I had with you as my Realtor. God truly works in wonderful ways.
Last year I had no idea how or where I was going to be able to find a permanent residence for me a my two children who had recently moved to the Waldorf area. I started in a rental in May 03' and in just a couple of months was informed by my landlord that she needed to sell her house. After a few attempts with other Realtors my sister decided to take matters into her own hands. She got up early one Sunday morning and started to search the web for Realtors in Waldorf. After a few minutes of surfing, she stumbled across the website that led us to you. Not only did you call her right back, you immediately started searching your listings and agreed to meet us to get the ball moving. I had only 30 days to find a home, I thought it was impossible. You made a believer out of me. You took me to several homes and on a couple of occasions you said" Let's go, these people have got to be kidding" when we arrived and the homes were inadequate.
On November 4th you called me to say that a home had just come on the market and since I was at work you would stop by and talk to the owner and check out the house. You did and the seller agreed to meet me that evening. You went to work on the contract and by the time I arrived within minutes I had signed a contract and was on my way. On November 28th 2003 which was the day after Thanksgiving you agreed to postpone your holiday plans to be with me at the closing table and on the way to homeownership.
I couldn't have done it without your diligence, professionalism and HARD WORK!! Words can't express the respect and appreciation that I have for you. In just 24 days (which is unheard of )I was no longer worrying about where my family was going to live.

I actually had another agent (Not ReMax) before Carlos, and he heard my max price range and started to show me homes that would max me out. I didn´t mind maxing out but I WANTED QUALITY!!! He dragged me around to a lot of homes that were just not me. I took days off work to run around with this guy and still... nothing.

After explaining what I wanted; the first house was it!!! Unfortunately I didn´t get it (outbid) but Carlos worked diligently for me because he had the foundation of vision. This happened several times but he even made that enjoyable saying, "Something better is coming."
Now in this area homes go fast and higher bidding can occur. (Something I didn´t know) Carlos was aware of this and made great recommendations and was suggestive with what to do; not pushy looking for the quick sale. I saw several homes and Carlos kept me informed about available purchases via e-mail as well as phone conversation. He only called when he knew it was a sure shot at what I wanted or a really good look. He even made appointments with sellers to convenience me later in the evening with his great social engineering skills. Neither one of us ever imagined that we'd be able to get the house but youcontinued to encourage us. We made an offer that got accepted very quickly and before we knew it... we moved into our new home. You showed us dozens of homes from one end of the county to the other but you never let us settle on a homethat didn't feel "just right." You even managed to stay sane with all fourof our kids tagging along for several of those trips. Let's start from the beginning. I was truly impressed on how quickly John's home was sold. He told me when I get ready to sell my home to contact you all. I did not think about selling my home.
A friend of mine is selling real estate. There was no face to face contact, just e-mail notifications. That did not go too well with me.
I mentioned to John that I wanted to meet Carlos and Gary. You all came over and I was pleased of the professionalism and performance. You all worked very diligently and patiently with us. I wrote Carlos almost every day, expressing my concerns. Carlos put matters in order. He also calmed me down.
When the home was for sale, I was getting nervous because there were no bites. I was getting nervous. I made another notification to Carlos. John received a telephone call from Gary, stating he was going to sell our home. Indeed, Gary sold our home.

I want to thank you for taking a situation that could have been very difficult and hard to manage and ensuring that it was something that we can look back on with a tremendous amount of satisfaction and pleasure. We are a military family that is relocating into the La Plata area. We had some unique desires and needs that had to be met within a limited window of time. My wife and I needed to be able to purchase our new home while still living in Washington State and only had one opportunity to make a short trip to Maryland to make our final decision. From the first time that we contacted Carlos until the deal was closed he did an amazing job of making us feel that we were his #1 priority. There is no way to capture in words how appreciative my family & I are for the job that he did for us. Rarely do you find a person in any field that will provide the amount of customer service and thoroughness that Carlos does for his clients. It is very evident that Carlos receives a vast amount of gratification through serving those that he represents. Buying or selling a home has the potential for being one of the most stressful events that you will go through in life. I had no idea how much positive impact choosing the right person to represent you through this process can have. After buying and selling a few houses I now have a much clearer picture of how painless the entire process can be; if you choose the right person. I guess the question that you have to ask yourself is: How important is it for you to be able to implicitly trust the person that you are working with as you spend several hundred thousand dollars?

I never thought that buying my first house would be so painless, but working with Carlos was wonderful. I found Carlos online when my boyfriend and I started to look for houses in Southern MD. He soon called me and I explained that I was just looking around at the moment and being an accountant (it was tax season) I would not have time to get serious with buying a house yet. Even after I told Carlos I was just looking he was still willing to help me, this was a great surprise. Carlos set up his system to send email listings of only available houses matching what we wanted. For the next month or so I just sorted through the houses and tried to figure out exactly what we wanted. Carlos kept in touch but in no way pressured us at all. When we finally decided to go look at houses we knew we were going to use Carlos as our buyer’s agent.
We decided to look at houses the day after tax season ended and gave Carlos a list a couple days before hand. He checked out the houses before we even went to look at them and gave us his honest opinion. He did this so we wouldn’t waste any time on looking at houses that weren’t right for us. This is just one of the many things Carlos did to help make the process smoother. He listened and understood what we were looking for and was always honest and professional.
On the first trip to look at houses my boyfriend and I found one that was perfect for us. Carlos helped us write the offer that day and even moved around his schedule for us. From that day forward he was in contact with us almost every day. He kept us up to date on all correspondence from the sellers and always made us aware of what we needed to do. His assistant Laurie also helped to answer my millions of questions. The whole process took a little over a month. Carlos and Laurie went above and beyond their duties and were truly amazing to have on our side. I don’t think we would have been successful without them. From scheduling appointments or just easing our stress Carlos was there for us 100%, he is not only great at his job but is an amazing and honest person. I am constantly telling all of my friends and family about the great customer service Carlos provided and if I ever decide to move I know he will be the first person I call.
